6 Things That Turn Buyers Off

When buyers walk into properties, there are a number of things that might make them decide against submitting an offer. Today, we’ll discuss six of the most common and most serious buyer turnoffs.

1. Stains. Especially if you have pets or children, avoiding stains can be nearly impossible. However, as you prepare to put your home on the market, it’s crucial that you remove all traces of such blemishes before buyers set foot through your door.

2. Unpleasant odors. Again, children and pets can make it hard to keep a home smelling fresh, but sellers must always thoroughly deodorize their properties before listing them. A good deep cleaning and some lightly scented candles should do the trick.

3. Harsh or unattractive lighting. Listings must be shown in their literal best light to succeed, so if your lighting fixtures are dim, open your blinds to compensate. 
Some tasteful accents can make a house feel more like home to potential buyers, but tacky design choices are sure to have the opposite effect.
4. Outdated bathrooms. Kitchens and bathrooms are some of the most important rooms in any home, so if your bathroom looks like it came straight from the 1960s, it’s time to make some simple aesthetic changes to fix that.

5. Clutter. Clutter doesn’t just make rooms look smaller, it also makes them look dirtier, as well. Decluttering is essential when it’s time to sell.

6. Over-the-top decor. The phrase “too much of a good thing” definitely applies here. Some tasteful accents can make a house feel more like home to potential buyers, but tacky design choices are sure to have the opposite effect. So keep things neutral, modern, and subtle.

Should you buy a big house with a smaller yard or a smaller house with a big yard? Today I will discuss the pros and cons of each scenario.

Big House/Small Yard:

With this combination, you’ll have a lot of entertainment space inside. Additionally, large families tend to buy larger homes, since they’ll inevitably have more bedrooms. Other options include an in-home theater, a library, a game room, a rooftop deck, or a multi-car garage.

The cons of this arrangement must be considered as well. With a larger house, you will undoubtedly have a larger utility bill, as well as more to clean. And, of course, you will not have much space in your yard.
Think through whether you and your family will benefit from more inside space or more outside space.
Small House/Big Yard:

If you are an outdoor person, this is a great combination. You have a lot of area to walk, think, entertain, and add certain features, like a pool, clubhouse, greenhouse, or a guest house. What is more is that all that outside space lends you quite a bit of privacy. You will not have as much to clean, and likely the utility cost will be lower.

There are drawbacks here as well. Naturally, this combo will require a large amount of landscaping to maintain—sprinklers, fences, trimming, mulching, and so on—but perhaps that is something you enjoy doing. On the inside, you will have less to maintain, but also less room to spread out or entertain with.

When you are thinking about purchasing a home, think through these pros and cons; decide whether you and your family will benefit from more inside space or more outside space. Also consider the neighborhood you would like to live in, as that will affect what is available to you.

Today I'd like to explain a concept that can sometimes be confusing to people. I'm talking about absorption rates, and they are a very important metric in the real estate industry. 

In a buyer's market in real estate, there are a lot of homes for sale, so this means that the buyers can pick and choose what homes they would like to buy. In a seller's market, you have a low inventory of homes, so sellers can really get what they ask for because buyers don't have a lot to choose from. In a neutral market, there is an even amount of sellers and buyers, and nobody is in an advantageous position. 

So, the absorption rate is a measure of how quickly homes are getting bought up by buyers. This is the rate at which available homes are sold in a specific real estate market during a given time period. It is calculated by dividing the total number of available homes by the average number of sales per month. This helps us to gauge how quickly we can sell your home and it's also beneficial when we come to price your home attractively.

How to Avoid Codependency When Selling

Today we're going to continue our discussion of my book, Maximum Value, and we'll be speaking about codependency and pricing. 

Codependency is a situation where a lowball buyer places an offer on a home, and in return the seller raises the price of the property thinking that the buyer and the seller will meet somewhere in the middle. The thing with codependent relationships is that they just don't work out. When the seller raises the price of the home, they are pricing themselves out of the market. 

Unfortunately, this sort of stalemate can happen in a seller's market. The truth is that you need to price your home slightly below/above the market value. This strategy usually attracts the most buyers and will get you a good price on your property.

There has been a huge rise in new home construction in the Denver area lately. Both large and small construction companies are buying up a lot of land all over the Denver area and building most of their homes from the dirt up. We want you to be informed about the building process and know what to look for when building a home. 

It is rare you will find a house that has already been built that is just waiting there. Most of the time, new homes are already spoken for and there are a lot of buyers who have already bought their land, their builder, and their plan. It is usually a 8-12 month process in building a new home. We would like to share with you 3 keys that come up when building a new home and how you should handle them.

1. Choose a reputable builder
  There are a lot of builders out there in the Denver market, but not a lot with good reputations. If you end up hiring a builder with a bad reputation, you will end up paying for their mistakes down the road. 2. Choose the right lot
 The right lot means everything. You want to choose one that is in a prime location, not one that is next to power lines or a property that has bad drainage.

3.Choose the right floor plan
 Focus on a floor plan that works. Always think about the plan with your end goal for the property in mind. How are you going to be able to sell or rent your property down the road? 

These 3 keys are really important when looking at a property and looking to build. There are a lot of advantages to building in this market including great incentive pricing, new building products, and new energy efficient design options.
