The Importance of Yard Signs in Denver

Yard signs are often overlooked because they're simple. Some people may even see them as an archaic way to market homes. However, this is not the case.

I'm at a home we're trying to sell, and we have three different yard signs in the lawn. They all have different purposes, and they help us to sell homes quicker and for higher prices. One of these signs is letting people know that there is an open house every day, another is an informational sign, and the last one is our big branding sign. 

What we've noticed is that just our large branding signs are ineffective. However, the informational sign and the open house sign can draw in ten times as many buyers. 

This particular home I'm in front of is in Observatory Park, and it sold in 3 days with multiple offers. Our signage, our 151-point marketing plan, and our other methods of exposure helped to sell this home quickly and for top dollar.

Today I'd like to explain a concept that can sometimes be confusing to people. I'm talking about absorption rates, and they are a very important metric in the real estate industry. 

In a buyer's market in real estate, there are a lot of homes for sale, so this means that the buyers can pick and choose what homes they would like to buy. In a seller's market, you have a low inventory of homes, so sellers can really get what they ask for because buyers don't have a lot to choose from. In a neutral market, there is an even amount of sellers and buyers, and nobody is in an advantageous position. 

So, the absorption rate is a measure of how quickly homes are getting bought up by buyers. This is the rate at which available homes are sold in a specific real estate market during a given time period. It is calculated by dividing the total number of available homes by the average number of sales per month. This helps us to gauge how quickly we can sell your home and it's also beneficial when we come to price your home attractively.

Can you Sell your Home in the Winter?

Today we want to answer a question we get asked a lot around this time of year. The question is : "Is it a good idea to put my home on the market for sale in the winter?"

We say absolutely yes. The winter is actually one of the best times to put your home on the market. Here are 4 reasons why:

1. Low inventory
People are busy this time of year, and don't often have the time to put their home on the market, at least that's what they think. If you list your home during the winter, there is little competition for your home and it will stand out more among serious buyers

2. Buyers are serious
As we alluded to in the previous point, buyers that are out this time of year are serious. Would anybody be actively seeking out homes in freezing weather if they weren't? Buyers out during this winter, will want to buy this winter. 

3. There is more time
A lot of people have vacation time built-up throughout the year, and use it during the end of the year so they don't lose it. This gives them more time to look at your home.

4. People are relocating
In addition to the increased time buyers have to look during the winter, companies often transfer their employees at the end of the year as well. Buyers who are relocating from another area will want to find and purchase a home before the new year starts. They have a lot of things to do and there is a lot of motivation to find the right home quickly.

Denver Real Estate Market Update

Now that we are halfway through spring 2014, Colorado is having a record year. Here are a few highlights of what we are seeing in the market:
  • With a 28% decrease in the Time on Market from this time last year and an 8% increase in home values from this time last year, we are clearly in a seller’s market. This is huge for Denver after a ten year recession!
  • Inventory is down, which is posing a huge problem for sellers that have recently sold their home. To combat this problem, we are looking at the next step for where the seller wants to go beforehand.
    • Do we buy first and then sell?
    • Do we sell first, but make it contingent on the sale of the house?
    • Do we sell first and then rent back from the new buyer for a specified period of time?
Without having those options outlined beforehand, sellers are having trouble finding places to live after they’ve sold their home. However this issue is not entirely negative. With this increased demand:
  • Buyer interest is increasing
  • Homes that were being updated during the recession are finally hitting the market and are looking gorgeous!
