The Benefits of Active Marketing

We want to share with you today the difference between active and passive marketing. People always ask what we do differently. Aside from us being a team who can do much more than an individual, we are most proud of our active marketing style. 

Most agents employ passive marketing techniques. While these techniques work sometimes, they aren't as effective. Simply putting a home on the MLS, putting a sign in the front yard, and praying for calls won't get the job done. Passive marketing is reactive, which means these agents are sitting back and waiting. Nobody ever got anything worthwhile done by sitting around and doing nothing. Our active approach is what makes us different. 

We do many things actively to help market your home. We call all the agents that have sold homes in your neighborhood, along with all the homeowners in your area to gauge interest. We are actively going to business to see if they know of any buyers and are always talking to other Realtors and homeowners to canvas the area. That's the way you find a real buyer.

How to Stage Your Home to Sell this Winter

Welcome back. Today we are talking about selling homes during the holidays. A lot of people that put their home on the market at this time of year are unsure of how to decorate their homes. They want decorations to be festive, but not too cluttered because people are coming to see their home. 

When decorating your home for sale during the holidays, you want to appeal to the mass audience. If you decorate for a specific holiday (Thanksgiving, Christmas, New Years), you will just have to redecorate once the holiday is over. Generic decorating with festive colors and non-specific ornaments will allow you to keep them up until January or even February.

On the outside of your home, keep lights to a minimum. You want potential buyers to be able to see your roof, your siding, and landscaping. Too many outdoor decorations can take away from that goal. Most showings won't take place at night.

Can you Sell your Home in the Winter?

Today we want to answer a question we get asked a lot around this time of year. The question is : "Is it a good idea to put my home on the market for sale in the winter?"

We say absolutely yes. The winter is actually one of the best times to put your home on the market. Here are 4 reasons why:

1. Low inventory
People are busy this time of year, and don't often have the time to put their home on the market, at least that's what they think. If you list your home during the winter, there is little competition for your home and it will stand out more among serious buyers

2. Buyers are serious
As we alluded to in the previous point, buyers that are out this time of year are serious. Would anybody be actively seeking out homes in freezing weather if they weren't? Buyers out during this winter, will want to buy this winter. 

3. There is more time
A lot of people have vacation time built-up throughout the year, and use it during the end of the year so they don't lose it. This gives them more time to look at your home.

4. People are relocating
In addition to the increased time buyers have to look during the winter, companies often transfer their employees at the end of the year as well. Buyers who are relocating from another area will want to find and purchase a home before the new year starts. They have a lot of things to do and there is a lot of motivation to find the right home quickly.

There has been a huge rise in new home construction in the Denver area lately. Both large and small construction companies are buying up a lot of land all over the Denver area and building most of their homes from the dirt up. We want you to be informed about the building process and know what to look for when building a home. 

It is rare you will find a house that has already been built that is just waiting there. Most of the time, new homes are already spoken for and there are a lot of buyers who have already bought their land, their builder, and their plan. It is usually a 8-12 month process in building a new home. We would like to share with you 3 keys that come up when building a new home and how you should handle them.

1. Choose a reputable builder
  There are a lot of builders out there in the Denver market, but not a lot with good reputations. If you end up hiring a builder with a bad reputation, you will end up paying for their mistakes down the road. We have experience with many builders in the area and can give you great advice on who to hire.

2. Choose the right lot
 The right lot means everything. You want to choose one that is in a prime location, not one that is next to power lines or a property that has bad drainage.

3.Choose the right floor plan
 Focus on a floor plan that works. Always think about the plan with your end goal for the property in mind. How are you going to be able to sell or rent your property down the road? 

These 3 keys are really important when looking at a property and looking to build. There are a lot of advantages to building in this market including great incentive pricing, new building products, and new energy efficient design options. Denver Real Estate Market Update

Now that we are halfway through spring 2014, Colorado is having a record year. Here are a few highlights of what we are seeing in the market:
  • With a 28% decrease in the Time on Market from this time last year and an 8% increase in home values from this time last year, we are clearly in a seller’s market. This is huge for Denver after a ten year recession!
  • Inventory is down, which is posing a huge problem for sellers that have recently sold their home. To combat this problem, we are looking at the next step for where the seller wants to go beforehand.
    • Do we buy first and then sell?
    • Do we sell first, but make it contingent on the sale of the house?
    • Do we sell first and then rent back from the new buyer for a specified period of time?
Without having those options outlined beforehand, sellers are having trouble finding places to live after they’ve sold their home. However this issue is not entirely negative. With this increased demand:
  • Buyer interest is increasing
  • Homes that were being updated during the recession are finally hitting the market and are looking gorgeous!

2014 Cost vs Value Report: Remodel for the Biggest ROI

2014 Cost vs Value Report: Remodel for the Biggest ROI

Today I'm here to present you with the 2014 Cost vs Value report which details the top remodeling projects you can do on your home for the biggest return on your investment. 

These projects, according to the data, will give you the best ROI in the Denver area:

  • Attic bedroom remodel, with 95% of the cost recouped.
  • Family room addition, with 87.6% of the cost recouped.
  • A two story addition, where 89% of the cost is recouped.
  • The addition of a wood deck will recoup 85% of the costs.
  • Vinyl window replacements will recoup 82% of the costs.
  • Minor kitchen remodels will fetch you a good return, with 83% of the costs being recouped.

Nationwide, some of the best projects in terms of ROI were: attic bedroom remodels, wooden decks, steel entry door replacements, garage door replacements, minor kitchen remodels, and wooden window replacements. All of these projects yielded at least a 79% recoup of costs involved.

When you're remodeling your home to make it more marketable or to get more money out of it, be sure to invest your money in projects that will increase the value of your home. If you're wondering how to do this, then please contact me or use this report for your own advantage. 

Although these projects were not mentioned above, kitchen and bathroom remodeling are usually among the best remodels you can choose to do on your home. Buyers like to see nice, updated kitchens and bathrooms, and new paint and flooring are usually among the top recommendations too.

Booming Market: Capitalize on Low Inventory, Appreciation and New Home Construction!

A common question that my clients have been bringing up is whether or not they should buy now due to the current appreciating, seller’s market. My answer to them is always yes – when you combine the factors of low inventory, our booming economy, appreciation and active home builders, you create a perfect storm for investing.

Home builders spend millions of dollars investing in areas and neighborhoods; they don’t build with low expectations of their return. They also are building to make up for the lack of new inventory! You are also seeing new commercial buildings and small businesses rising up all over Colorado – it’s booming! However new construction is not the only category that is being effected by the low inventory. There are actually more homes under contract then there is available inventory!

Appreciation is huge; we are seeing homes in this market increase by 10-20% and the healthy market shows no sign of this stopping. We are in a supply and demand market, not an interest rate or false-lending driven market. Although interest rates are solidly sitting at 3.5%, we are really being pushed by the huge wave of appreciation. Now is the time to capitalize because there is no sign of it slowing down.
To slow appreciation down, more homes will need to come onto the market and that will take time. If more homes come onto the market, it will take time for those homes to sell; this means appreciation will continue! You also don’t to invest in any house in any neighborhood. Be sure to keep location of the property, popularity of the area, and how long you intend to live there.

Your location is essential because you don’t want to face power lines, back up to a busy road or commercial buildings and you don’t want a small backyard with little practical space. You also want to live in a popular area like the Highlands, the Knolls or the Baker area in Denver. Those areas are appreciating quickly! Most investments work the best in the long-term, so duration is also essential. By planning out a 5-10 year plan, you will see amazing return! In fact, your house value should double every 15 years in Denver.

2014: Our Market Continues to Strengthen!

Today I wanted to give you a snapshot of the past twenty eight days and what the market has done in the first month of 2014. There have been a lot of national projections for 2014, but I wanted to give you more of a local view of what we’re seeing. Last year was great; we finally left the recession by entering into a strong seller’s market. Homes were selling for asking price and even above asking price and the days on market decreased to less than thirty days!

This year is continuing the trend; currently there have been 1,600 homes sold in last thirty days in the greater Denver metropolitan area. That is a differential of 2,200 homes that sold in the first month of 2013. Although few homes have sold this year, our market still continues to improve! To keep you up to date on the current state of the market, I will be updating you month in and month out. I hope I was able to paint a picture for the first thirty days of 2014!

How You Should Start the Home Buying Process

How should you start the home buying process?

Today I wanted to discuss the beginning process of buying a home. I have three steps that set up your entire plan for success. Whether you’re a first time home buyer or a veteran in the real estate business, it never hurts to go back to the basics. In the last ten years I’ve been in real estate, the step has always been getting yourself in front of a lender, back or whoever will be financing your purchase. Having that preapproval locked in allows you to understand what you can afford, knowing where you need to be searching and focus you in.

Secondly, you need to decide what loan program fits you best. You can conventionally finance your home, VA loans are available for people with government backgrounds and also FHA loans to name a few. With all of the programs out there, it is critical to decide this up front.

For the third step, you want establish a budget for the home buying process. There costs associated with pre-closing! For instance there are multiple home inspections that range from sewer scope tests, radon tests and structural tests. Once you take care of the first three steps, you move onto the fourth step which is the most fun: looking for a house!

How to Prepare Your Home for Sale



Happy 2014! I hope you are having a great year so far. Today I wanted to talk about preparing your home for sale. You may be thinking about selling your home this year or later on down the road; either way, I have key information about preparing your home for sale.

Before I go into that, I want to mention two things; the first being our Market Snapshot Tool. If you’re interested in knowing the value of your home, this is a great tool we use with both our past and current clients. With this, you will receive a monthly email showing what has been selling in your neighborhood, what is active and what is under contract. Secondly, if you’re looking to buy a home, we offer a private portal that shows you the homes for sale in the areas you’re interested in. Feel free to reach out to me if you want to take part in any of these services!

Before prepping your home for sale, you’ll want to get a good feel for what neighborhood homes are selling for. The next piece of information you’ll want to know is what price range you want to sell your home in. This is a great opportunity for us to give you some initial values and general comparable properties via email. After this is determined, we have a 75 point checklist that analyzes the important areas, from room to room, to start preparing your home for sale. This checklist goes a long way!

Another step a lot of my clients like to do is to complete a pre-home inspection or obtain a home warranty before even placing the home on the market. This allows you to deal with any issues that may arise during the sale that you couldn’t see on your own.  Consider it this way: the inspection process is not dissimilar to buying a used car!
