There has been a huge rise in new home construction in the Denver area lately. Both large and small construction companies are buying up a lot of land all over the Denver area and building most of their homes from the dirt up. We want you to be informed about the building process and know what to look for when building a home. 

It is rare you will find a house that has already been built that is just waiting there. Most of the time, new homes are already spoken for and there are a lot of buyers who have already bought their land, their builder, and their plan. It is usually a 8-12 month process in building a new home. We would like to share with you 3 keys that come up when building a new home and how you should handle them.

1. Choose a reputable builder
  There are a lot of builders out there in the Denver market, but not a lot with good reputations. If you end up hiring a builder with a bad reputation, you will end up paying for their mistakes down the road. We have experience with many builders in the area and can give you great advice on who to hire.

2. Choose the right lot
 The right lot means everything. You want to choose one that is in a prime location, not one that is next to power lines or a property that has bad drainage.

3.Choose the right floor plan
 Focus on a floor plan that works. Always think about the plan with your end goal for the property in mind. How are you going to be able to sell or rent your property down the road? 

These 3 keys are really important when looking at a property and looking to build. There are a lot of advantages to building in this market including great incentive pricing, new building products, and new energy efficient design options.
