Today I wanted to share something with all of you that is going to become more and more important as we continue to transition into a buyer’s market. I’m talking about our 151-point marketing guide, which is something we give to all of our clients who ask us to market their home. We wanted to go through some of it with you today, so you can see what all the fuss is about.

Our 151-point marketing system is great, and details every step of the process. However, the secret weapon we really want to share with you is our blueprint. It’s a flowchart of our entire sales cycle. If you are wondering what and how we are going to sell your home. When someone asks us what we are going to do differently to get their home sold quickly and for more money, this is what we pull out. We can tell you, with confidence, that our 151-step marketing system takes an active approach to marketing your home, which is what you want in this market.

If you have any questions about our 151-point marketing plan or our blueprint, please give us a call or send us an email. We would be happy to send you a copy of the 151-point guide free of charge, just let us know!

What Simple, Inexpensive Updates Can You Make on Your Home?

If you are looking to sell your home, your goal is to get the most money possible in the shortest amount of time. One of the best ways to add value and appeal to your home is through home staging. You have a lot of options for how you want to go about it. You could hire a professional staging company, but that comes with a hefty price tag. Most of the time, a few simple fixes is all it takes to transform a living room.

Today we are going to go through some of our most favorite, inexpensive home staging tips or you. We hope these will help you save both time and money when it comes time to sell your home.

A fresh coat of paint is always a good idea. Neutral, warm colors work best for highlighting the natural light in your home. This will make it easier to punch up the room with some colorful accessories and pull everything together.

A common design problem facing many homeowners is that they have no real entry way, as their front door opens up to the living room. To fix this, you can add a table, some lighting, and a rug to "fake a foyer" and make it feel like the living room and entryway are two different spaces.

A patterned rug, some pillows, or bright curtains add a ton of texture and an eclectic layer to the space, which is essential to a well-designed room.

In some cases, a "make-under" is just what you need. In the case of most fireplaces, taking some accessories and clutter away enhances the look and feel of the room greatly.

You could spend well over a few thousand dollars with a staging company, or you could do these fixes yourself for around $500.  That's a small investment considering the value that you add to your home by adding those pieces.

If you have any questions of us about staging your home or anything else real estate related, give us a call or send over a quick email. We are always here to help, and would love to hear from you!

Hey everyone, thanks for joining us today. We are happy to be joined by Jamie, our ISA (Internal Sales Associate) here at The Anderson Group.

As a team, we believe in active marketing. We don't just put a sign in the yard and hope it sells, we believe in an active approach to real estate. The reason we have an ISA is so we can have someone actively calling and looking for buyers while we are out doing work in the field.

She is strategically on the phone calling entire neighborhoods, expired listings, FSBO's, and every other type of buyer or seller lead out there. We just wanted to introduce you to Jamie today to let you know that this is who is representing us when you call, and she always does a great job helping our buyers and sellers get in touch with the right people.

If you have any questions about the Anderson Group and how we can help you, give us a call or send us an email. We look forward to speaking with you!

What Are the Pitfalls of Buying a New Home in Denver?

In today's video, Ryan Anderson discusses why you need a real estate agent, even when you are building new.

Hey everyone, welcome back. Today I wanted to share with you some important information if you've been thinking about buying a new home. A lot of people in Denver have been purchasing brand-new homes lately. This is a great idea for a lot of buyers, but there are some drawbacks you should know about before purchasing. We want to help you avoid these pitfalls.

We highly encourage our clients, our friends, and our family to use a real estate agent when buying a new house. Here are a few reasons why working with the Anderson Group is essential to a successful transaction:
  • We are your advocate in the transaction. We only have your best interest at heart, and we want to give you the best advice possible so you can get the best price and best terms on a purchase.
  • We help choose the right lot location.
  • We advise you on lender selection. Builder's lenders tend to have higher rates than normal.
  • We help you negotiate your deal the right way, so you don't overpay, and you get favorable terms.
  • Biweekly walkthroughs are the norm for us, whereas some don't do them at all.
  • We can help you set a strict budget, so you don't spend more on a home than you are comfortable doing.
  • We can advise you on the best resale options for maximum value.
  • We help keep track of your costs.
  • We arrange for a home inspection prior to the home closing, as well as an inspection 11 months after closing.
Buying a new home in Denver is like buying a FSBO. The builder, and the builder's agent, don't have your best interest at heart, so you need someone who does. If you are thinking about buying or selling a home in the Denver area, give us a call or send us an email. We look forward to hearing from you!

2014 Cost vs Value Report: Remodel for the Biggest ROI

Today I'm here to present you with the 2014 Cost vs Value report which details the top remodeling projects you can do on your home for the biggest return on your investment.

These projects, according to the data, will give you the best ROI in the Denver area:

  • Attic bedroom remodel, with 95% of the cost recouped.
  • Family room addition, with 87.6% of the cost recouped.
  • A two story addition, where 89% of the cost is recouped.
  • The addition of a wood deck will recoup 85% of the costs.
  • Vinyl window replacements will recoup 82% of the costs.
  • Minor kitchen remodels will fetch you a good return, with 83% of the costs being recouped.

Nationwide, some of the best projects in terms of ROI were: attic bedroom remodels, wooden decks, steel entry door replacements, garage door replacements, minor kitchen remodels, and wooden window replacements. All of these projects yielded at least a 79% recoup of costs involved.

When you're remodeling your home to make it more marketable or to get more money out of it, be sure to invest your money in projects that will increase the value of your home. If you're wondering how to do this, then please contact me or use this report for your own advantage.

Although these projects were not mentioned above, kitchen and bathroom remodeling are usually among the best remodels you can choose to do on your home. Buyers like to see nice, updated kitchens and bathrooms, and new paint and flooring are usually among the top recommendations too.

So, if you need any assistance in planning a remodel or would just like to chat with me about real estate in Denver, then feel free to contact me at (303) 523-4364.

Booming Market: Capitalize on Low Inventory, Appreciation and New Home Construction!

Booming Market: Capitalize on Low Inventory, Appreciation and New Home Construction!

A common question that my clients have been bringing up is whether or not they should buy now due to the current appreciating, seller’s market. My answer to them is always yes – when you combine the factors of low inventory, our booming economy, appreciation and active home builders, you create a perfect storm for investing.

Home builders spend millions of dollars investing in areas and neighborhoods; they don’t build with low expectations of their return. They also are building to make up for the lack of new inventory! You are also seeing new commercial buildings and small businesses rising up all over Colorado – it’s booming! However new construction is not the only category that is being effected by the low inventory. There are actually more homes under contract then there is available inventory!

Appreciation is huge; we are seeing homes in this market increase by 10-20% and the healthy market shows no sign of this stopping. We are in a supply and demand market, not an interest rate or false-lending driven market. Although interest rates are solidly sitting at 3.5%, we are really being pushed by the huge wave of appreciation. Now is the time to capitalize because there is no sign of it slowing down.
To slow appreciation down, more homes will need to come onto the market and that will take time. If more homes come onto the market, it will take time for those homes to sell; this means appreciation will continue! You also don’t to invest in any house in any neighborhood. Be sure to keep location of the property, popularity of the area, and how long you intend to live there.

Your location is essential because you don’t want to face power lines, back up to a busy road or commercial buildings and you don’t want a small backyard with little practical space. You also want to live in a popular area like the Highlands, the Knolls or the Baker area in Denver. Those areas are appreciating quickly! Most investments work the best in the long-term, so duration is also essential. By planning out a 5-10 year plan, you will see amazing return! In fact, your house value should double every 15 years in Denver.

If you have any questions about finding a home or putting your home on the market, feel free to call me. I always look forward to our call being the best call of your day!

What Can You Expect in 2014?

What Can You Expect in 2014?

It is December 2013, we’re coming to a close and we are here at  our “headquarters.” I want to show you where we operate but importantly, I wanted to thank you for a fantastic 2013. This was one of our best years as a company, we worked with a ton of great people like you and we are so thankful. Our team has grown, the market has grown and we hope 2014 is a great year for you.

What happened here in Denver in 2013 was incredible; it was a banner year and one of the best Denver has ever seen in terms of market growth and appreciation. As for 2014, we are expecting the same thing with interest rates possibly rising to 6%. If you are looking to sell in the coming year, spring time is typically the best. However, putting your house on the market right after the holidays is a great time, too.

If you’re looking to sell or stay, we have strategies, updates and game plans to help you make the most informed decision. In 2014, we look forward to our call being the best call of the year.

Wishing You a Happy Thanksgiving!

I Want to Wish You a Happy Thanksgiving!

Hi everyone! It's Ryan and I'm here at the Anderson Group office today, the day before Thanksgiving. Just wanted to wish you all the happiest of holidays whatever your plans. We are very grateful to you, our friends and clients, for being in our lives throughout the year. Be safe, enjoy your holiday and look forward to catching up with you soon!
Ryan and the Anderson Group team.

Denver Quarterly Market Update

Denver Quarterly Market Update

Hey, guys!

I’m here in front of our brand new office today and I wanted to share what’s been happening in our Denver area market. As, I’m sure you’ve seen in the news, the market is great!

We have data included for you to see exactly what’s been going on. A year ago I thought our inventory was low. Since then, though, it has continued to decrease. The active listings for single-family homes and condos have dropped by seven percent.

One of statistics I’m most excited about is our average sales price. Last year it was $250,000; this year its $346,000! That’s incredible. Not only can sellers get a great price, but their homes are sitting on the market for fewer days! The average-days-on-market dropped 43 percent from last year. That average home is on the market for only 37 days!

It’s not just good news for sellers, though. We are experiencing historically low interest rates that make now a better than ever time to buy.

If you have any questions about selling, buying, pricing, staging, whatever you can think of, give me a call! I’d be more than happy to help!

Sellers Continue to Dominate Denver Real Estate Market; April 2013 Market Update

Watch on your mobile device >>

Every few months we like to take a look at how our local Denver CO real estate market is faring compared to  previous months and years. Today, like much of the nation, the Denver area is experiencing a very strong seller’s market and it’s been strong for some time now. As we move into the heart of spring and get closer to summer, when more and more sellers come out of the woodwork, we'll start to see just how active things are these days!

Huge Increase in the Number of Homes Sold
In the first quarter of this year, we reported a total of 8,199 homes sold in the Denver area. In 2012 the total number of homes sold in the same time period was 6,746 – so we saw a huge increase of 25% for 2013!

Inventory At Lowest Level in Years
With interest rates still very low, countless buyers are out there eager to lock in their loans. Homes are being snatched up within the first few hours of being on the market and for the ones that do stay for a bit longer, sellers are receiving multiple offers leading to price wars. Looking at 2012 inventory versus the first quarter in 2013,  we've seen a whopping 34% decrease in the number of available homes for sale.

Average Sold Prices On the Rise
Buyers’ increased demand contributes to the continuously rising average sold prices. In fact, when you have multiple offers which lead to price contests, buyers are helping to artificially inflate prices. We saw a 12% increase in average sold price in the general Denver area – a number that is expected to rise more as we move into summer.
