I'm here at a listing that's dealing with some mold. We're currently remediating the mold in the property that stemmed from a leak when a refrigerator was swapped out. The ice bucket hadn't been emptied. When the ice melted, water seeped down into the wood floors, warped them, and caused the mold to grow.

This video is meant to remind you to empty out your ice bucket and even turn off your water if you're leaving your home for vacation or any other extended period of time. 

The buyer came in two weeks later and found a very unpleasant surprise. In fact, insurance companies tell me that that is the #1 reason that flooding happens in a kitchen. So, please be sure to empty your ice buckets and turn off your refrigerators when you leave. Make sure your fittings are on correctly, and consult with your plumber to ensure that your refrigerator is hooked up correctly. 

You can see how big of a mess this is, so please be sure to take the proper measures in order to prevent something like this from happening.

Today I'd like to explain a concept that can sometimes be confusing to people. I'm talking about absorption rates, and they are a very important metric in the real estate industry. 

In a buyer's market in real estate, there are a lot of homes for sale, so this means that the buyers can pick and choose what homes they would like to buy. In a seller's market, you have a low inventory of homes, so sellers can really get what they ask for because buyers don't have a lot to choose from. In a neutral market, there is an even amount of sellers and buyers, and nobody is in an advantageous position. 

So, the absorption rate is a measure of how quickly homes are getting bought up by buyers. This is the rate at which available homes are sold in a specific real estate market during a given time period. It is calculated by dividing the total number of available homes by the average number of sales per month. This helps us to gauge how quickly we can sell your home and it's also beneficial when we come to price your home attractively.

Today, I'm standing in one the premiere neighborhoods in Denver, in front of one of our newest listings. It's in Washington Park, which is known as one of the premier neighborhoods in all of Denver. The home is going on the market for only $350,000 and will probably have 10 offers by Monday. The average sales price in Denver is roughly $315,000, so this is just above it! 

The home is a 3-bedroom/1-bathroom home and is about 1,500 square feet! This gives you an idea of where the Denver market is trending. We're expecting a 12% to 15% appreciation year in most of the best neighborhoods in Denver. If you've got a desirable home like the one we're at, we recommend you vacate the property for the first week it's on the market because buyers will be flocking to it.

How to Avoid Codependency When Selling

Today we're going to continue our discussion of my book, Maximum Value, and we'll be speaking about codependency and pricing. 

Codependency is a situation where a lowball buyer places an offer on a home, and in return the seller raises the price of the property thinking that the buyer and the seller will meet somewhere in the middle. The thing with codependent relationships is that they just don't work out. When the seller raises the price of the home, they are pricing themselves out of the market. 

Unfortunately, this sort of stalemate can happen in a seller's market. The truth is that you need to price your home slightly below/above the market value. This strategy usually attracts the most buyers and will get you a good price on your property.
